Extensions and new builds

Ground floor extensions, two storey additions and complete new homes, built to a standard that stands up to close inspection.

Most people come to us with a house that no longer works and a rough idea of what it could be. Our job is to turn that into something buildable, priced properly and finished when we said it would be.

We run the whole build. Foundations, structural steel, roofing, glazing, first and second fix, plastering and decoration are all managed by us, so you deal with one team and one programme rather than chasing six trades yourself.

What this covers

Rear and side extensions

Single and two storey, including full width rear extensions with large structural openings.

Wrap around extensions

Rear and side returns combined to open up the whole of the ground floor.

Two storey additions

New bedrooms and bathrooms built above new ground floor space.

New build homes

One off houses built from the ground up on private plots.

Structural openings

Steel beams, knock throughs and load bearing alterations, designed and certified.

External works

Drainage, driveways, patios and landscaping, so the property is finished rather than nearly finished.

Compliance

Signed off, warranted and documented

Every structural element is designed by a qualified engineer and inspected by building control at each stage. New builds are registered for structural warranty before we break ground.

We keep the paperwork in order as we go, so at the end of the job your solicitor is not chasing us for certificates.

How it works

Four stages, and you always know which one you are in.

  1. Site visit

We come out, measure up and talk through what you want. If the budget and the brief do not match, we will say so at that point rather than three months in.

  2. Design and approvals

Drawings, structural calculations and the planning or building regulations applications. We can do this in house or work alongside your own architect.

  3. Fixed price and programme

A detailed quote broken down by trade and stage, with a start date and a realistic finish date.

  4. Build and handover

Weekly updates, a single point of contact on site, and a proper snagging process before we ask for final payment.

Common questions

Do I need planning permission?

Many single storey rear extensions fall under permitted development, but the limits change depending on the property, the site and whether you are in a conservation area. We check this before you spend anything on drawings.

How long does an extension take?

A straightforward single storey rear extension is usually somewhere around twelve to sixteen weeks on site. Two storey work and new builds run longer. You get a programme with your quote.

Can we stay in the house?

Usually yes for an extension, because the new structure goes up before we break through. For a full renovation it is often cheaper and quicker to move out for part of it.
